A true independent inspector will be working for you the client 100% and not the selling agent or anyone else. There is a potential conflict of interest when hiring an inspector that has been referred by a broker/agent. Many times these inspectors are working for the agent and will try to soften or overlook problems in a home to supposedly make it easier for the agent to sell the home. Larry Lake is currently the only Qualified Independent Home Inspector in this area, a certified member of the National Association of Home Inspectors (NACHI). Larry is also a member of the Independent Home Inspectors of North America (IHINA), I have signed a pledge with (IHINA) that I will not solicit realtors for referrals. This is what makes me truly independent. I pride myself in working 100% for the buyer not the selling agent, most inspectors will go easy on inspections to make the realtors happy, so the inspectors will get referrals.
